Nissequogue Mansion in Shambles [Empty in Smithtown]

Modern mansion lies empty, overgrown in one of Long Island's most upscale areas.

Drive on Long Beach Road and one Nissequogue estate is not like the other, that is, if you can find it.

The estate at 523 Long Beach Road, between Stillwater Road and Short Path, is completely abandoned, a rare sight in an area where massive estates line the bluffs and tax bills can approach six figures. According to the home's listing in Blockshopper, the circa-1971 estate is not listed for sale, though it has been sitting in shambles, with tall grass breaking through the concrete, deadbolts rusting on the front door and light casings shattered.

According to tax information listed on the Town of Smithtown's website, the estate is owned by Eugene Culbreath, and property taxes are $32,000 a year on the estate.

Zillow.com estimates the home's value at $1.5 million.

While this estate is not on the market, homes for sale in the tony village continue to pop up. The Multiple Listing Service of Long Island lists 31 properties for sale in Nisssequoge, including a brand-new villa that just hit the market for $9 million. But a drive thorugh the area shows a host of signs for private sales.

See our gallery of the estate and stay tuned for updates on this property.

This property could be the poster child for mortage fraud, There is an interesting story behind this home as with many of these properties that are featured.

Is this mansion down by the Knox school?
Nesconset Dude September 27, 2012 at 02:46 pm
It's the last house on the right before you reach Short Beach.
Dave M. September 27, 2012 at 03:01 pm
No it's not. The house on the way to Short Beach is the one currently listed for $9million. This abandoned house is near the Knox School on Long Beach Road.

One Opinion - that was really interesting info. I have walked around the property myself. It was once a magnificent home and sadly a reminder of how greed is like a cancer and ultimately consumes all the players.
Nesconset Dude September 27, 2012 at 03:52 pm
I thought it was, very similar style. My bad. Happy it's not because that house is nice.

We noticed that when we saw the owner's name. We're trying to verify that it is the same Eugene Culbreath.
Henry Powderly (Editor) September 27, 2012 at 04:07 pm
Yes, right before you hit the Knox School. Right before Short Path driving towards Long Beach.

The property was owned for many years by a well known Smithtown orthopedic surgeon.
I think he now lives in Florida. Not sure of the status of the current owner.
One Opinion September 27, 2012 at 04:45 pm
So true. There are multiple liens on the property and who knows how far in arrears the taxes might be.

I would love to own that house. A rumor from a few years ago is that while in his other home a pipe burst and flooded the home.

This is the exact house I was talking about in my comment from the "Nissequogue Villa-Style Mansion for Sale for $9M" article. Such a shame. This was my favorite house in the area, until they let it decay like this. Such a real shame.

Too bad they can find the fundage to turn this place into a facility to help people on some capacity even if its short term therapy. I'd rather see it used then falling apart :( ... its a beautiful home.
Lisa Spica September 28, 2012 at 02:54 am
I grew up next door to this house, it was beautiful. I don't know what happened there, but it is a shame.

Sorry to break everyone's bubble, but there's a No Trespassing sign at the driveway. So, someone owns it, and they have their rights to not have people including Henry Powderly, trespass. What's more, he trespasses and posts pictures on the internet for all to see. This morning, a house nearby which appears vacant was broken into. Why must this story be told? Is needing something to do more important than respecting the rights of property owners and neighbors? You are irresponsible.
Henry Powderly (Editor) September 30, 2012 at 04:49 pm
PH Hunt,
Thank you for sharing your opinion of our news judgement here. We welcome this criticism. In defense of posting these, we believe the public has a right to know about these vacant properties in our communities for a few reasons. If let to fall into disrepair like the above property they could present a danger to residents and children, become a the target of squatters and hurt the property values of surrounding homes. It's with this in mind that we chose to inform the public about this estate. Also, thank you for letting us know about the break-in. We will certainly look into that. Thank you for the feedback, Henry Powderly Regional Editor

Was the house ever used as a brothel? A friend told me that he thought that address was given out by some girls who posted on Backpage.

The owner is in prison for mortgage fraud.

You are absolutely right pj. Its comparing apples to oranges. Assisted living is for the elderlyRead More that cant take care of themselves. What noise is created. They are indoors and at the age where driving may not be an option. And the facility faces Route 25A. A main corridor that has been used as a main road for over 50 years. A road that has gas stations, bars, hospitals, nursing homes, retail stores and high schools presently on it. Why not an assisted living.
P. J. Miller June 18, 2013 at 10:06 pm
Exactly. Don't see a problem having it. Many of them don't even go outdoors.

We have an assisted living center right next to our neighborhood. For the most part it is quiet,Read More there is not a lot more traffic, it even looks nice. I will take it over another strip mall, supermarket, bar any day . Like the previous poster wrote, it serves our community.
