Greenhouse Vacant 9 Months [Empty in Smithtown]

Broker says options for empty St. James business are few, but he's seeing some interest from renters.

We didn't have to walk far to follow up Tuesday's Empty in Smithtown spotlight, we just crossed the street.

in St. James, across the street sits an empty greenhouse that's been without a tenant for nine months.

And the options for the space are limited.

Realtor Eric Neitzel, with St. James-based DeBarbieri Associates, said the space is only zoned for dry-used retail, which means no eateries and no mechanics.

"There is heating, but it's not strong enough for the cold months," he said.

To expand options for the property, the owner would have to file for a "change of use" with the Town of Smithtown, which is costly, requires a site plan and takes a very long time, he said.

"It needs to get rented by someone who will use it as is."

The prior tenant was a pool company, though Neitzel said the greenhouse, which rents for $1,475 a month, could be a good spot for a landscaping company.

"There's a little office space, too," he said, adding he may have a potential renter interested.
