When the Garage is a Fixer-Upper [Empty in Smithtown]

Vacant property in Nesconset empty 3 years as elements, vandals take their toll.

The real estate agent for a empty and aging garage at the intersection of Lake Avenue and Gibbs Pond Road in Nesconset said it's only a matter of time before the property is scooped up.

Though it's been three years since it's shown any signs of life.

Jim Dunn, an agent with Atlantic Property Services, is listing the garage and the half acre it sits on for $450,000, while it's being offered for lease at $4,000 a month.

If rented, the landlord will cover all costs to rehab the building, Dunn said. And the building definitely needs it.

Besides being seriously weathered by the elements, and the surrounding soil littered with junk, many of the windows have been broken in the garage last occupied by an oil company that used it to service its delivery trucks, Dunn said.

The building has changed hands since then, but only to a landlord who was looking to sell the property as an investment.

For $900,000, the owner is selling the garage and the adjacent 1.5 acres, which includes a house.

The property is a strange one by any standards, sticking out in a triangular slice of land where the two roads meet at the St. James/Nesconset border, opposite a fire house and the . However, Dunn said it could house any type of business.

"We really think it just needs the right type of buyer," he said. "It will sell."

So what type is that? Another garage? What could fit this space?
