 Probably the very first thing a buyer notices when they enter the front door of a North Shore Of Long Island home is the smell, or the lack thereof.

Larry & Sheila Realtors have found that what may attract someone may turn off another. We have been to homes here on The North Shore where they have reeked from awful cigarette smells, dog droppings scattered around, and cat litter boxes uncleaned. We have shown homes where the owners have sprayed heavy colognes, lit tons of floral candles, or overdosed on spray air fresheners, and these too can make things worse.

We had a showing in a very popular condo community here on The North Shore Of Long Island recently, where units do not become available very often. An upper level condo unit just came on the market, and our buyer was anxious to see it. He already has a closing date on the home he is selling, and when we told him there was finally a condo for sale at the community he wanted to move to, he canceled his plans and had us schedule an immediate appointment. He couldn't wait to see it. Although we were told by the listing agent that we had to be prompt because the homeowner's had to leave, the seller's were actually at home cooking. As we entered the condo, we knew right away that this was not going to go well. The buyer almost turned around as we opened the front door, but we convinced him to go up and look at the place. Well, he couldn't. When he reached the top step, he immediately RAN back down the stairs and out the door!

What we found was the homeowner, who was supposed to be leaving (?) had a big frying pan and she was cooking what seemed to be a whole bag of onions. She said she was making zucchini, and at that point she didn't even realize that the buyer was already gone! Although he really wants to move into this community, and this being the only one available, he really wanted to see it. But he really couldn't stand the smell of all those onions. We are trying to reschedule another showing for him. Odors are a touchy subject. There are food odors that may be objectionable like frying fish, cooking cabbage, or pungent spices cooking, that may be offensive to the buyers. And now, we know that a large pan of frying onions can also be added to the list.

When selling your North Shore Of Long Island home or condo, you want it to smell as neutral as possible. No smell, even one that you consider a good one, should strike someone as soon as they enter your home. Subtle smells like fresh cut flowers, home baked bread, some yummy cookies in the oven, or a fresh brewed pot of coffee are more appealing to most. What might smell good to you when cooking, can be very unappealing to potential buyers and food odors can linger.

First impressions are everything when selling your North Shore home or condo, and nothing turns a buyer away faster than a smell they didn't like. Not only do buyers want a pleasant appearance, they want a pleasant smell too.
