Another Vacant Deli Languishes [Empty in Smithtown]

S&S Deli sits vacant on the west side of Main Street.

If you're looking to pick up a quick drink, morning coffee or some cold cuts, you can't do it at S&S Deli on West Main Street as this location is one of the Smithtown's many vacant storefronts.

The now closed deli sits with its windows bare next to We Buy Gold and . The deli is also in the same parking lot as the former homes to and , closed for two months and more than a year ago, respectively.

The deli was short-lived in its 84 West Main Street location. Prior to the deli roughly two years ago, the spot was the home to . 

With the deli closed up, Quiznos long gone, and  for nearly six months, should a hero shop take over this location? What would you like to see here?

Indeed it was! A month or so ago I sent an email to Henry Powderly... One of the Patch writers regarding a piece he wrote regarding the vacant hardware store in the very same shopping center. The problem is not just with the vacant S&S deli. It's happening everywhere. Allow me to be very specific regarding this location in particular. I called the number listed on the hardware store as it is the same landlord. It took him weeks to respond and we called several times... he was hiding behind secretary staff. When we finally got him on the phone, He was very curt. Granted the location is a almost touching 2000 sq. ft, but he was unwilling to budge on any conversation regarding making the rent a bit more reasonable to enable a start up food service store to rent it. Not willing to talk about an increase schedule over 5 years or anything. The rent is the rent and thats that. Take it or leave it. There are only 2 tenants in this shopping center. This landlord has not collected much of the potential on this property for quite some time... or has he? Perhaps that location and others remain vacant because rich land lords with multiple interests are just as happy keeping the buildings vacant and reporting the annual loss. Think about it. No note with the bank and other properties bringing in income... Landlords ask unreasonable rents, hide behind management companies are hard to contact and in general unavailable. They get the write off and we get a ghost town! Nice.

Since that whole shopping center is basically vacant now... we should tear it down and make a park that everyone in the town can enjoy. Smithtown Main street needs some green space instead of more Buy Gold stores that bring down the value of the area.

Absolutely, the food at the Hauppauge location is always fresh and tastes great. They donate a lot for student events in the Smithtown School District. These efforts don't go unnoticed and I try to go out of my way to support local businesses such as this one.

awesome idea!!! BRING ON A HUGE, FUN PARK for all to enjoy!! That will add beauty character and bring more people to the town, so more businesses will flourish.

A park would be great, and it could be merged with Smithtown Veterans Plaza which is adjacent to it.

Woody, I totally agree. Sounds like you have some experience here... It really is unfortunate. If you look at the successful "walking towns" in Suffolk, they all have great places to eat... It's a shame Smithtown struggles with this so.

That store was a Quiznos for awhile also .Can t say I was ever in it,though. As far as can see , not a great location for any kind of food. LOVE the idea of a park!

Unless Smithtown becomes a 'walking town" , I can 't see anything doing well there.

Yes it was a Quiznos and the owner had 2 of them so he left this one mostly to employees to run it. The rent and the Quiznos franchise percentage wwere too much for him. So he turned it into a deli and used the same equipment but some people said that the quality of the food went down. He got Lotto also but that didn't help either. If you want to go into business you have to work harder than anybody else have a good product and for the bad times deep pockets.

By the way the Landlord did lower the rent to the Quiznos which was the same owner as the deli. Another thing is that the Do It Best owners changed to Ace and move into the Citibank shopping center. I know the Landlord wants those spaces rented and is charging no more than comparable rents in the area. As far as writeoffs this LL has to make too much money in a year to have a use for writeoffs. If you look at real estate and the reits in general then you would understand that real estae is not booming. The big guys are holding there own like Kimco and Brixmore but even they are not flush with cash.
